BIM or Building Information Modelling is a method of CAD where a 3D model is produced but contains all the information in relation to the building. This information can include the specifications as well as the maintenance and operation requirements of components within the building.

Building Design Consultancy first started using Revit in 2003 and then Archicad in 2007 of which the latter is the preferred software of choice with all projects since this date being prepared using the software in compliance of PAS1192.

Drawings and documentation is prepared on the basis that 2D drawings will be issued to all parties but behind the scenes 3D data is shared in the form of .IFC (industry foundation classes) with other consultants and suppliers. Particularly steelwork / fabricators, mechanical and electrical and structural engineers. This information is compiled in to a common model where clash detection and co-ordination can take place.

Following project completion, on major projects, an 'As Built' BIM model containing all documents in relation to the project from planning approval to the operation of an extract fan are included. This BIM model can then be viewed and interrogated by building owners and facilities managers on hand-held devices to assist in the future maintenance of the building. All information contained within one place is an easy to use system.
