The land does not have to have planning permission, infact we prefer if it hasn't as we can apply for all the necessary consents ourselves to suit our model. These costs will be covered by us, along with solicitor fees.
We prefer land in the Midlands and in urban areas, ideally less affluent where values are low. Infill, backland, former garage sites, contaminated or distressed land is all considered by our appraisal team and designers.
We primarily construct bungalows aimed at the older generation due to the shortage of these types of properties. Also planning separation distances are less onerous so achieving a consent is slightly easier than traditional 2 storey houses.
