Building Design Consultancy has been designing modular buildings since 2010 with numerous school extensions, sports facilities, offices and even a theatre completed over the years.
Over the last few years modular construction has been making headlines with the government promoting modular factories to pick up the shortfall of the required new housing that is required around the UK. However, whilst modular is classed as a Modern Method of Construction it is a surprisingly old method of construction with records showing modular construction during the early 19th century.
It is a far more common method of construction in other parts of the world, especially in colder climates where working outdoors is not as practical as here in the UK. Nevertheless, working in a controlled factory environment in the UK still has massive advantages over traditional site construction, for example:
-
Different stages of construction can happen simultaneously without fear of water ingress.
-
Materials are protected prior to installation.
-
Less wastage of materials and off-cuts utilised elsewhere.
-
Tooling and machinery is more readily available.
-
Tradespeople have better welfare facilities.
-
Quality is of a higher standard.
-
Procedures, inspections and health and safety is more controlled and therefore safer.
-
Working hours are not controlled by daylight hours or weather.
-
24/7 capability.
-
Development sites have less vehicle movements providing local residents with less disruption.
-
Less transportation costs and therefore more environmentally friendly than traditional construction.
-
Less site wastage, no skips, no theft, less risk of trespass on sites.
In 2015 Building Design Consultancy designed a 100% off-site constructed house for the Coventry based company Central Site who specialised in Off-site construction. The houses were constructed within a factory and then transported to site by articulated lorries. 2 modules formed the whole house and erected on site in 1 day with residents able to move in that same week.

Modular construction is very popular within the educational sector. Avoiding a long construction programme within schools is paramount to reducing noise, disruption and dangers for the pupils and staff.
Many may associate modular construction in schools as poorly constructed mobile classrooms but this is no longer the case. Pochin school, below picture, was designed by the original architects as a traditional building to match the existing school vernacular. Building Design Consultancy prepared the off-site modular construction drawings to enable the building to be installed in modules in 1 day and looked like a 100% traditional building.
